ADVICE FOR FIRST TIME BUYERS
At Orchard House, we will guide you through the entire process of purchasing your first home, providing all the first time buyer advice you need.
Below are the main costs you will need to budget for when purchasing a property. Not every cost incurred can be accounted for as each property is bought under different circumstances, however if you ensure the below costs are covered, it should give you a good starting point.
Stamp Duty
This is the government tax which is due when you complete your purchase. The amount payable is based on the purchase price. Click here to see current rates.
Solicitor Fees
This amount varies from case to case but for a single purchase, typical legal fees including disbursements will be around £300 – £1000.
Property Survey
If you are arranging a mortgage, the lender will instruct a surveyor to carry out a valuation of the property. This is a standard procedure to confirm the property is suitable as security against the loan. A survey typically costs £250–£350 but may be higher on some mortgage products.
We will keep you regularly updated with your mortgage’s progression and will manage the purchase process for you all the way through to completion.
